Summit Short Term Rentals is operated by Summit STR LLC ("Summit," "we," "us," "our"), a Colorado limited liability company. Our licensed real-estate operations are performed under Colorado employing broker license EC.100077250.
2. What this policy covers
This policy explains what information we collect when you visit thesummitstr.com or use our products (the AI Property Analyzer, contact forms, newsletter, and Owner Portal), how we use that information, and the choices you have. It does not cover websites or services operated by third parties (for example, Airbnb, VRBO, Stripe, or Hospitable) — please review their privacy notices separately.
3. Information we collect
- Contact information you submit voluntarily — name, email, phone, property location.
- Property-related content you submit — listing URLs, property addresses, uploaded descriptions and notes.
- Owner Portal account data — account email, hashed password, role, optional two-factor authentication secret, and property association records.
- Usage and device data — approximate IP-based location, browser type, referring URL, and pages viewed. We use standard first-party cookies for session persistence.
- Newsletter subscriptions — email address, subscription timestamp.
4. How we use information
- To respond to your inquiry, deliver requested revenue estimates or property reviews, and follow up as an advisor.
- To operate the Owner Portal and provide statements, dashboards, and communications tied to your properties.
- To send the Colorado Springs STR Market Update newsletter — only if you opted in. You can unsubscribe at any time.
- To improve our website, our analyzer models, and our internal operations.
- To comply with legal, regulatory, and contractual obligations — including Colorado Division of Real Estate broker requirements.
5. When we share information
We do not sell personal information. We share information only when necessary to operate our business, including with:
- Booking platforms and property-management tooling we use on your behalf (for example, Hospitable, PriceLabs, Stripe) — only for the properties you've engaged us to manage.
- Service providers who help us operate the site (hosting, email delivery, analytics) under confidentiality obligations.
- Government agencies, regulators, or courts when required by law, or to protect the safety of persons or property.
6. Data retention
We retain contact form submissions and analyzer requests for as long as needed to serve the requesting party and comply with our record-keeping obligations. Owner Portal data is retained for the life of the management engagement plus any statutory retention period required of licensed Colorado brokers.
7. Your choices
- Unsubscribe from marketing emails at any time using the link in any newsletter.
- Request access to, correction of, or deletion of the personal information we hold about you by emailing hello@summitstr.co. Owner Portal data may be subject to retention requirements described above.
- Opt out of non-essential cookies by using your browser's cookie controls.
8. Security
We use industry-standard measures to protect your information — including encryption in transit, hashed password storage, and access controls scoped by role. No system is perfectly secure. If we ever experience a data incident that affects you, we'll notify you consistent with applicable law.
9. Children
Our services are intended for property owners and adult guests. We do not knowingly collect personal information from children under 13. If you believe we have, contact us and we will delete it.
10. Changes to this policy
We may update this policy from time to time. The "Last updated" date at the top of this page indicates when the most recent changes took effect.
